Tucked away in a wonderfully peaceful and private spot, yet only 2 kilometres from all the amenities offered by the resort of Protaras, this contemporay style villa has hit the balance between refreshingly modern and traditionally cosy. The colour scheme of chocolate and lime green, the combination of leather and chrome, and the modern architectural design, give the villa a fresh and original appeal. Built to the owners own innovative design, furnished with a careful eye and with elegant finishing touches, this villa is without doubt a 5 star property.

The atrium at this property gives the villa a real feeling of space and light. The property is set over two levels and the unusual feature of floor to ceiling tinted windows enables the view over the swimming pool, rock pools, countryside and the sea to be enjoyed from virtually every room in the villa. The open plan ground floor is modern and stylishly furnished with chocolate brown leather sofas, glass topped coffee table, a marble fireplace and dark wood units housing the 37 inch flatscreen LCD satellite TV (limited channels) and DVD player. A music surround sound system has been installed throughout the house. Music can also be enjoyed out by the pool, either shared or via the three headphone sets provided.

The kitchen with its wooden beamed ceiling features dark oak fitted units with frosted glass panels and is fully equipped with matching chrome appliances, fridge/freezer, washing machine, dishwasher, microwave, electric oven and gas hob. The glass topped dining table has 6 high backed chocolate brown leather chairs. Patio doors from the kitchen open onto a shaded verandah next to the built in brick BBQ and outside sink. A table and chairs have been provided for outdoor dining. The master double bedroom has an ensuite shower room with power shower and patio doors that lead straight onto the pool terrace. A separate shower room is also located on this level.

Stairs lead to the first floor, where a further double bedroom and a twin bedroom are located. A full bathroom is also located on this level. The internal corner balcony has been furnished with a table and two chairs and a small corner alcove with sloped ceiling has been furnished with two small single beds (suitable only for small children) and a wall mounted television. If children wish to be accommodated on these beds the owner will provide a safety gate at the top of the stairs.

Each of the bedrooms is equipped with air conditioning units for both cooling and heating which are included in the price. A safety deposit box and two hairdryers are available. A baby cot and highchair can be provided on request.

Beautifully landscaped gardens surround the villa, in the centre of which is the large 10m x 5m private swimming pool with walk in steps and waterfall feature. The large surrounding sunbathing terrace is furnished with sunbeds, umbrellas and a poolside shower. Comfortable sofas and chairs placed under shade, provide refuge for those seeking a break from the heat of the midday sun. Natural rocks and boulders have been creatively used to form a series of cascading rock pools and an area of the garden where shade is naturally provided by the trees, has been cleverly turned into a "chill out" area, with a hammock and wooden deck, perfect for relaxation. A barbecue and sink unit allow you to indulge in that great summer activity of cooking and dining al fresco and for the more energetic holidaymakers a pool table and table tennis table are available, both of which have been placed under shady pergolas.

Location - Famagusta, Protaras

Once an area of scrubland on a narrow coastal plain between Cape Greco and Paralimni, Protaras is now a modern resort boasting some of the islands finest beaches. With a shoreline of brilliant blue sea, small sheltered sandy bays and rugged cliffs, both sun worshippers and watersports enthusiasts are catered for.

The villa is built on protected land and building is therefore strictly controlled, ensuring this villa will continue to enjoy complete privacy.

The centre of Protaras is approximately 2 kilometres away and its here right at the heart of the strip where you will find the most well known beach in the area, Fig Tree Bay. With its clear and shallow turquoise sea and fine golden sand, this beach understandably appeals to both visitors and locals alike. Moving away from the main resorts you will discover the delights of picturesque Konnos Bay, the rocky coastline of Cape Greco or quieter more remote swimming spots in the outlying suburbs of Sirena Bay, Ayia Triada and Kapparis. By day Protaras is a sleepy beach resort, coming alive after dark and offering a wide range of friendly restaurants, cosy tavernas, bars and shopping opportunities to suit the whole family.

Ayia Napa (approximately 9 kilometres away) once a small fishing village was more recently promoted as a clubbers paradise with a varied and vibrant nightlife concentrated in the towns central square. Families are rediscovering the delights of the resort by steering away from the square and spending days on the beautiful blue flag beaches and mellow evenings strolling the pedestrianised harbour area and dining at one its selection of cafes and restaurants.

Take a break from the beaches and occupy your time by exploring the surrounding villages sprinkled with windmills and small churches. Dominating the Protaras area on a solitary rock outcrop is the chapel of the Prophet Elias. A climb of many steps is needed to reach the top of the hill, but worth it as you will be rewarded with an amazing view of the Protaras coastline. As the nearest town to the now deserted settlement of Famagusta, Deryneia is possibly best known for its view of the ghost town, which, once a major tourist resort, now lies empty.

Family activities in the area include the magic dancing water show with its spectacular 12 metre high fountains “dancing” to Mozart, Beethoven, Bach and Greek music and an Ocean Aquarium which boasts more than 400 different species with the main attraction being the penguin house. Ayia Napa boasts the biggest themed waterpark in Europe with exhilarating rides providing fun and entertainment for all age groups.

Outdoor activities in the area include mini golf, water-sports, go-karting, horse riding and hiking or cycling along the network of nature trails and specialist cycle paths through the Cape Greco National Park.
